    I am a former Real Estate Agent. Its obvious that the avenue of RE Investor is a much more profitable avenue than that of RE Agent. However, what I want to know is this: “If I want to pursue the avenue of RE Investor, does it make sense or in other words, is there some “Ethical” Advantage to Reactivating my RE License or should I leave the license Inactive?” “Is there some Disadvantage”? Why or why not?

      Great question Braxtus,

      I think it is really just a personal choice for you. Having access to the MLS is a good thing and you will not be dependent on a real estate agent to do certain things for you like comp properties and look stuff up. On the flip side you will have to keep your Realtor dues paid as well as your MLS access dues paid. So it can cost a thousand or so dollars a year just to have your license active so make sure you are taking full advantage of having it otherwise it may not be worth it.

      As far as any concerns about having to be “ethical” or worrying that being a full time investor with a license is “risky” in some way, I would not worry or have those fears. I have had my license for many years and have been a full time real estate investor for the same amount of time and the key is full disclosure. As long as my contracts were “right and tight” meaning I fully disclosed my intentions and the fact that I was an agent…I was all good.

    I have thoroughly enjoyed this training series. The information provided is more than enough to go out and start making money. I have been a real estate agent, mortgage banker and mortgage broker.I am skeptical of “guru’s” in general and “free” offers in particular. But, if your offer still stands with the 7th video, I will definitely take the plunge. As a voice actor I’d like to tell you that your delivery is professional, exciting and effective. As a professional salesperson I was taught to “sell the sizzle not the bacon.” You sir sell the sizzle AND deliver the bacon. BRAVO CODY!

    Very good. Wish this type of training was out in 2007 when I had first obtained my license. My very first close was a convoluted deal that was originally days before auction. I was new. No one wanted to deal with foreclosures. Short sales were rarely heard of. Anyway, it was unclear at times whether we were dealing as a shortsale or foreclosure and it took about 100 man hours to complete on my end over a 6 week period.
    I didn’t know about the ots.treas.gov website and when we had the deal about done it went back to auction. The bank bought it back. We had to pay for a court reversal and the investor/buyer finally bought the property. There were several names that popped up in chain of title and I had to help hunt them down for quit claim deeds etc. “Clouded Title”
    As for the bank luckily, (using persistence and actively seeking, and confirmations with loss mitigation) scratch “luckily” -eventually and methodically I found 2 or 3 “eagles” at the bank and in loss mitigation and those eagles helped me get it pushed through. One even got promoted I was told because of how he handled this deal.
    I went to a seminar for realtors and learned of teams that work these. I added up how many man hours the team put in on average and discovered it was about 100.
    Dealing with Shortsales and foreclosures and Banks can be a nightmare.
    I’m glad you did not sugar coat the process.

Can you send out some case studies of short sales so we can get an example of how a real deal is actually put together…I am especially interested in how you calculate your MAO. I would think that a 70% of FMV minus repairs and minus profit would be a good MAO…how would this formula work for a short sale property?
